Building Plan
First Floor is at least 9 ft above sea level. The structures are built using insulated concrete form (ICF) exterior walls placed on an engineering pier and beam foundation system. All party walls are poured ICF solid concrete and shall add greatly to the structural integrity and insulation of the building. The second and third floors have a Vulcraft flooring system. This is an engineered steel and concrete system that adds greatly to the strength of the structure. The exterior walls are finished using a synthetic wall finish sealed with mold inhibitor paint for long durability. The ICF walls afford at minimal R-22 energy rating. The windows are heavy-duty aluminum, double glazed, Brittany style & insulated by Nuair, and wind graded to 150mph. The roof is a Spanish Tile Style roof system from Hydes & Sons, which is placed over a layer of ice and water shield product on a 5/8” plywood decking on an engineered truss system with heavy-duty hurricane strapping. Phase 3 will have a poured concrete roof.
